Product Description

The West Lake historical house plan was inspired by elements of many farmhouse style homes that caught my attention over the years. The West Lake design is wrapped in a corner to corner front porch decorated with spandrels and brackets that provide substance and elegance to the shade underneath.  This decorative porch is centered by a slightly higher alcove that gives a focal point to the entry of the home.

Larger cornice, correctly proportioned elliptical dormers, spandrel and bracket porch details, and a flying hip roof give the West Lake design many historic features to keep all eyes focused on this home.  All of this detail is crowned by an elliptical eyebrow window and widow’s walk railing on the front elevation roofline.

Behind the historically inspired exterior details, lies an interior designed for the family of this century.  Five bedrooms and five and a half bathrooms allow plenty of comfortable room for everyone in the family.

The West Lake’s main level master bedroom is tucked behind a barreled ceiling alcove to provide separation and privacy from the rest of the home.  The high ceiling rooms on the main level are anchored by a family room and kitchen that are perfect for entertaining or simply being with family.  Other additional perks of the main level include a large walk-in pantry concealed by doors that blend with the kitchen cabinetry, a dining room large enough for extended family, a butler’s pantry, a mud room, a private study, and a rear covered porch with an outdoor fireplace.

The four large secondary bedrooms, each having its own bathroom, are located on the upper level.  Sweeping views of your home’s surroundings can be found by accessing the rooftop, widows’ walk area through additional stairs at the upper level of the West Lake design.

The basement version of the West Lake plan includes a side entry, suspended concrete floor, main level garage. Underneath the main level garage is a basement level, rear entry garage area. If your lot has the right fall for it, this innovative design allows for an economical and subdued four car garage, or more space in your basement level.

What’s Included

Foundation and floor-framing plans.

This shows the foundation layout, including drawings for a basement, slab, or crawlspace. Only one type is included with each plan. Support walls and all necessary dimensions are part of this sheet. Please note that there is no beam layout included with foundation plans. Foundation plans must be engineered locally.

Dimensioned floor plans.

Each floor of the house is shown in detail. The position and dimensions of walls, doors, windows, staircases, and columns are clearly indicated. Door and window sizes are also included.

Suggested Electrical plans.

Included are suggestions for the placement of switches, outlets, and fixtures. Local code and your builder will dictate exact placement.

Building sections.

These cross sections shows building construction. Also a typical wall from footings to roofline.

Exterior elevations.

These pages provide drawings of the front, rear, left, and right sides of the house. They also suggest the appropriate materials for the structure and detail work.

Interior elevations.

These include detailed drawings of cabinets, fireplaces, columns, or other built-in units.  Each plan has various degrees of detail.

What’s Not Included

Heating and plumbing plans.

Due to regional variations in climate and building codes, heating and plumbing plans should be supplied by local contractors.

Material quantity lists.

Once your personal selections are made (types of windows, doors, etc.), this list should be obtained from the contractor you choose or from a local building materials supplier.

Architectural and engineering seals.

Some cities and states require a licensed architect or engineer to review and seal a blueprint, or officially approve it, prior to construction due to concerns over energy costs, safety, and other factors. If you require a seal, please contact a local building contractor, engineer, or municipal building authorities for referrals of such needs.

Piedmont Dwellings, Inc. offers a study plan set that can be ordered in PDF form or hard copy form.  The study set is not a full set of plans and does not include all of the pages, dimensions, or information that would be necessary to construct a building.  The study set includes only the full size pages of the floor plans and the elevations of the design.  The intention of the study set is for you to be able to view full size drawings of the floor plans and elevations of a particular design to determine whether a plan meets your needs.

 

The study set of plans from Piedmont Dwellings, Inc. is clearly marked to indicate that the plans are not authorized for construction.  No license to use the plans for construction purposes is granted or conveyed by the purchase of the Study Set Plans.  The purchase of a plan set that comes with a Single use license agreement would be required to construct any Piedmont Dwelling, Inc design.

 

Constructing a Piedmont Dwellings design or using a Piedmont Dwellings design as a derivative of another design without the purchasing the proper license from Piedmont Dwellings, Inc. is a violation copyright law.  Copyright and licensing of home plans for construction exists to protect all parties.  It respects and supports the intellectual property of the original architect or designer.  Copyright law has been reinforced over the past few years.  Willful infringement could cause settlements for statutory damages up to $100,000 plus attorney’s fees, damages and loss of profits.
